Is your garage slab still bare concrete because the house is only a year or two old? That’s the norm here, not the exception.

Maricopa is the second largest incorporated municipality in Pinal County, and a lot of that growth is recent. New subdivisions keep going up. That means a steady supply of garages, patios, and driveways that have never been coated at all.

Maricopa Epoxy Pros works on these first-time jobs constantly. We check slab cure time, test for trapped moisture, then build a coating system suited to Arizona summers. We also handle older homes with worn or peeling coatings that need a redo, but the new-build side of town keeps us busiest.

Why new slabs need different handling

Coating a brand-new slab isn’t the same job as recoating a ten-year-old one. Fresh concrete releases moisture as it cures, sometimes for a full year after the pour. Coat too early and that trapped moisture pushes up through the epoxy, causing bubbles and peel within a few months. That’s the single most common callback we see on new-build Maricopa garages, and it’s almost always preventable with a simple moisture test before we start.

Housing stock across town

Maricopa’s neighborhoods split pretty cleanly into two groups. The newer subdivisions on the growth edges of town have garages poured in the last few years, often still bare concrete when the homeowner calls us. The older pockets near the original townsite have slabs ten, fifteen, even twenty years old, usually with a worn builder-grade coating or no coating at all.

Both need different prep. Young concrete needs a moisture check first. Old concrete usually needs grinding to strip whatever’s left of the original finish before anything new goes down.

Heat is the other variable

Summer slab surface temperatures in Maricopa regularly climb past 130 degrees. That heat shortens the working time for mixed epoxy and stresses any coating that isn’t flexible enough to move with the concrete. It’s why we lean on polyaspartic and polyurea systems for garages that face west or get full afternoon sun. Standard epoxy still works fine in shaded or north-facing garages, pool decks, and interior rooms where the slab never sees that kind of heat load.

HOA finishes

A lot of Maricopa’s newer communities have HOA guidelines on exterior and garage finishes. Flake systems tend to satisfy those requirements without looking out of place next to a neighbor’s driveway. If your HOA has a deadline coming up, say so when you call. We’ll build the timeline around it.

Garage, patio, and pool deck work

Garages make up most of our Maricopa calls, but patios and pool decks are close behind. Pool deck coatings need a slip-resistant, heat-reflective formula since bare feet and 115-degree concrete don’t mix. Patio work usually comes down to fading, staining, or a homeowner wanting a finished look to match an outdoor living space.
